Guests booking through LexBnB are reserving access to a curated outdoor event experience in the Lexington, Michigan area. The events — including Lake Huron swimming, charter fishing, paddleboard and kayak access, trail use, beach access, harbor activities, and proximity to scheduled community events such as Music in the Park, Thumbfest, the Fine Arts Street Fair, and the Lexington Bach Festival — constitute the primary purpose of each booking.

The residential accommodation provided at each property — including but not limited to beds, bathrooms, kitchens, screened porches, fire pits, deck furniture, kayak racks, and any chair positioned with a view of Lake Huron — constitutes incidental housing provided for the purpose of event recovery, gear storage and meal preparation between events. Such housing is ancillary to and inseparable from the primary event venue experience. Guests are not renting a house. Guests are attending an extended outdoor event that happens to include a house.

LexBnB does not operate, facilitate, or promote short-term residential rentals as defined under any applicable municipal, county, or state ordinance. Each property is offered solely in its capacity as an event venue. The incidental nature of the housing is not a marketing distinction — it is simply an accurate description of why any reasonable person comes to Lexington, Michigan, in the first place.

For the avoidance of all possible doubt: if you came for the lake, the trail, the breakwall, the fishing, the concert, or the sunrise — and you needed somewhere to sleep while you were here — you booked an event venue. The beds were incidental. You're welcome.
